Because time is required to clean and prepare the Aurora and Anemone Houses
between guests, unless otherwise agreed in writing, occupancy is to begin
and end only at the dates and times indicated.
Aurora:
Maximum 14 persons and 6 cars
Anemone:
Maximum 8 persons and 3 cars
Credit
Card/Security Deposit:
In lieu of a standard security deposit, our guests grant Sue Meyer and/or
Paul Kanter @ RoamSweetHomes, the right to charge the credit card number
provided, for any charges due from the guest for missing items, damages,
repairs, excess cleaning, replacement or re-keying of locks, lock boxes,
keys or garage door openers, or smoking in our home. Owner agrees to contact
guest prior to charging credit card. Guest warrants that the Credit Card
information supplied at the time of reservation is correct, that the card
has sufficient available credit for the charges and the card will not
be cancelled or the charges dishonored. If the guest has outstanding charges
after the expiration of the card, Guest agrees to provide Sue Meyer with
the card’s new expiration date. In the event that the Guest’s
Credit Card account is terminated, Guest agrees to provide Sue Meyer with
the name, number and expiration date of a replacement card that can be
used as payment for charges
Payment
Policies:
Nightly and Weekly rentals require a deposit of 1/3 total rent at the
time of reservation along with return of this signed rental agreement
within 7 days of reservation.
Payment of the final 2/3 is due 45 days prior to arrival.

Details:
After your final payment you will receive directions to our home. In addition
you will be sent an information sheet filled with details about our home,
contact numbers and departure information. You will also be given the
code to the key safe, where you will find your key and return it upon
your departure
Guest
Obligations
Noise/Nuisance:
Guest will not do or permit anything to be done in or about the premises
which will, in any way, obstruct or interfere with the
rights of the Owner, Law Enforcement, or neighbors. Guest will not cause
or permit any nuisance in, on, or about the premises. Occupancy of a greater
number than agreed upon and that would exceed maximum occupancy is grounds
for immediate termination and a 500.00 fine.
Guest will not conduct parties, receptions or any gathering at our home
that will increase its occupancy at any time, to greater
than the maximum occupants, or that would inconvenience or disturb neighbors.
Noise/nuisance is subject to immediate termination of occupancy and $500.00
fine. There are no fireworks allowed at ANY time. Violators are subject
to fine.
Cleaning:
While you are at our home, make it yours! Enjoy your stay. Your cleaning
fee is non-refundable, however, it does not cover excessive cleaning needs!
When you depart, please be sure the house is left in a tidy manner. A
departure “to do” list is on display in our homes. You are
responsible for doing your own dishes, cleaning appliances, taking your
items from the refrigerator, and putting your trash in the garbage can.
PLEASE
put garbage out for collection on the posted day. Missed garbage collection
requiring special pick-up will be charged to guest.
Common
Sense:
Guest will properly use and care for all electrical, gas, heating, plumbing
and other fixtures, appliances,
furnishings and amenities.
Furniture
ETC:
Return all furniture, kitchen and dining utensils, appliances, books,
phones, keys, garage door openers, remotes and other non-
fixed equipment to their original locations.
Smoking:
The Aurora and Anemone houses are completely non-smoking homes, so if
you must, please do so outside, away from open doors or window and dispose
of your waste appropriately. If there is ANY evidence that Guest’s
have smoked in the home, they will be liable for full carpet, upholstery,
and wall cleaning and deodorizing. ($500.00)
Pets/Children:
Please don’t leave your furry friend alone at our home (unless you
brought a crate). It is not “home” to him or her unless you
are there too. As you know, a stressed, lonely, dog can get into mischief.
Exception is provided for longer term guests with written permission.
Cleaning up doggy doo is YOUR responsibility.
Guests
will supervise children at all times.
Parking:
Whenever possible, please park you cars in our garage and use the garage
door openers. Cars are to be limited to the maximum stated above. RV”s,
boats, trailers are NOT to be parked at the property at any time during
Guest’s occupancy.
Security/Lost
and Found:
Guest understands that when you rent our home, you assume responsibility
for it and it’s contents as well as your personal property. Always
lock doors when you leave. The key-codes are changed on a regular basis
for security. There are no provisions for storage of valuables and the
owners accept no responsibility for the loss of Guest’s valuables.
The
owner takes no responsibility for articles left at the Aurora or Anemone
House during your stay. A 25.00 fee plus shipping will apply to the return
of any item guest asks to be sent to them and will be charged to guests
credit card on file.
Do not make copies of keys or reveal key codes to any other person. Do
not sublet under any circumstances
Termination:
Owner reserves the right to immediately terminate rental with Guest without
notice in the event that owner finds the guest in violation of this agreement.
Utilities/Telephone:
Telephone service is provided for local calls. It is a toll restricted
phone. Be prepared with a calling card for long distance calls. Guest
will not be liable for charges for heat, electricity, water, sewage, garbage
or other public utilities, maintenance labor, property taxes or other
operation costs, unless Guest’s usage of such utilities is greater
than would be normal and usual for vacation use of not more than maximum
occupancy. Cell service at Oceanside is limited at best.
Cancellations:
The time factor is critical in vacation rentals and your reservation will
hold our home off the market for an extended period of time. Your reservation
is confirmed by signing this agreement and making your deposit within
7 days, after which you are subject to the following cancellation fees:
Nightly
and weekly rentals: All
cancellations requests must be received in writing.
More than 90 days prior to check-in: Refund of sums paid, less a $100.00
cancellation fee.
Less than 90 days prior to check-in: Refund of sums paid, less a $200.00
cancellation fee.
Less than 60 days prior to check-in: Forfeiture of all sums paid, unless
we are able to re-rent the property to someone else, at the same rate,
for the same period, in which case we will refund all sums paid, less
a $200.00 cancellation fee.
Any portion of time that is re-rented will be refunded, less a $200.00
cancellation fee.
Travel insurance is recommended to cover the cost of this vacation rental,
as well as other costs related to this vacation. One possible resource

Refunds:
Changes in décor, furniture or amenities, or inconveniences such
as power outages, adverse road and/or weather conditions, acts of God,
the presence of mold, airborne spores, cleaning and disinfecting chemicals,
pet or animal allergens, neighborhood construction, neighborhood or road
noise, allergic reactions, will not be reason for reduction of the use
fees paid under this agreement or for damages to Guest. Guest agrees that
if for any reason, they decide not to rent said property as agreed upon,
incuding the fact that they might not have had the opportunity to visually
inspect said property, they may forfeit their total.
Home
Maintenance and Amenities:
We take great pride in our home and great care in its maintenance and
up-keep. Please notify us promptly if there is a problem with any appliance,
or any damage our housecleaner may have missed. Any reports beyond 24
hours of check in will be assumed to be the responsibility of the current
guest.
Though unlikely, there is always a chance that something will run amuck
during your stay. Please know that we will try to remedy it as quickly
as humanly possible. Remember, we are at the mercy of our service providers
and their schedules. Repairs are made by licensed and bonded service people
and we reserve the right to allow them access at any time, during normal
business hours, to tend to any service need that has been reported.
Hot
Tub service is prior to your arrival. Any service people required for
maintenance or repair are allowed on the premises to perform their respective
responsibilities.
Damages:
The Aurora House is a high quality vacation rental and contains valuable
furniture, fixtures, machinery, equipment and recreational amenities.
Guest agrees to pay for any damages Guest causes, plus the loss of subsequent
income during the time to repair.
Insurance/Liability:
Owner shall not be liable for illness, disability or death caused by the
Guest’s use of Amenities or the Vacation Rental home.
Owner
will maintain reasonable and usual Property and Casualty Insurance on
the premises. Owner is not liable for any injury to Guest or Guest’s
guests, whether caused by Guest, by condition of the home or other factors.
In no case will Owner be responsible for loss of use, resulting from Guest’s
damage to our home.
